Although home inventory still remains tighter than it was pre-Covid, all the improvements we\u2019re seeing indicate that the housing market will continue to get stronger throughout 2024.<\/p>\n\n\n\n<p>-Robert Heck, VP of Mortgage @ Morty<\/p>\n\n\n\n<p class=\"has-text-color has-small-font-size\" style=\"color:#c3c3c3\">Paid Partner<\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><a href=\"https:\/\/www.getbellhops.com\/?utm_source=morty&amp;utm_medium=affiliate&amp;utm_content=paid:partnerships:affiliate:na:na:na:na&amp;pc=morty10&amp;utm_campaign=na\"><img loading=\"lazy\" decoding=\"async\" width=\"1920\" height=\"722\" src=\"https:\/\/www.morty.com\/resources\/wp-content\/uploads\/2023\/07\/bellhop.webp\" alt=\"bellhop movers banner\" class=\"wp-image-9226\"\/><\/a><\/figure>\n\n\n\n<h2 class=\"wp-block-heading\">Let\u2019s break down some of the trends we\u2019ve been seeing:<\/h2>\n\n\n\n<p><strong>Interest Rates.<\/strong> <a href=\"https:\/\/www.morty.com\/mortgage-rates\">30-year fixed rates <\/a>have started to come down, especially as compared to the over 8% rates we saw in October 2023. The Federal Reserve announced that it is <a href=\"https:\/\/financialservices.house.gov\/calendar\/eventsingle.aspx?EventID=408623\">holding off on rate cuts<\/a>, but expects to revisit cuts later this year. That means we&nbsp; expect that rates will come down <a href=\"https:\/\/www.bankrate.com\/mortgages\/mortgage-rate-forecast\/\">gradually<\/a> over the next 12 months. We will get an update on this when the Fed reconvenes on March 20th.&nbsp;<\/p>\n\n\n\n<p><strong><br>Affordability. <\/strong>Affordability has improved slightly with rates dropping since October\u2019s 28-year high. The growth in homes priced in the $200,000 to $350,000 range outpaced all other price categories, with home inventory in this range <a href=\"https:\/\/www.realtor.com\/research\/february-2024-data\/\">grew by 20.6%<\/a> compared to last year. We\u2019re also seeing more price reductions on current listings and homes sitting on the market for longer. All of this means that supply and demand are starting to get in better alignment.&nbsp;<\/p>\n\n\n\n<p><strong><br>Inventory.<\/strong> Supply of homes remains tight, but has been improving over the past few months. The number of homes actively for sale is <a href=\"https:\/\/www.realtor.com\/research\/february-2024-data\/#:~:text=While%20the%20median%20listing%20price,compared%20to%20a%20year%20ago.\">up almost 15%<\/a> year over year, marking the fourth consecutive month of growth.
