Drop us a line anytime with questions or feedback at MortyReport@morty.com or on twitter @RobMortgages.<br>\u2014&nbsp;Robert Heck<em>, Vice President of Mortgage @ Morty<\/em><\/p>\n\n\n\n<div class=\"wp-block-group is-layout-flex wp-block-group-is-layout-flex\">\n<h2 class=\"wp-block-heading\">What to know now<\/h2>\n\n\n\n<div style=\"height:20px;width:0px\" aria-hidden=\"true\" class=\"wp-block-spacer wp-container-content-1\"><\/div>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Interest rates have gone up (some above 4.5%), but current rates are still relatively low compared to historical averages (6+% in the early 2000\u2019s).<\/li>\n\n\n\n<li>Higher rates don\u2019t necessarily mean it\u2019s a bad time to buy.<\/li>\n\n\n\n<li>Because rates are still volatile, you might see a gap between the rates offered by different lenders, so shop around.<\/li>\n\n\n\n<li>Affordability is the key factor. If the rate changes mean you can no longer afford to buy, you may have other options outside of the traditional purchase and mortgage path.<\/li>\n<\/ul>\n<\/div>\n\n\n\n<div class=\"wp-block-group is-layout-flex wp-block-group-is-layout-flex\">\n<h2 class=\"wp-block-heading\">What to do<\/h2>\n\n\n\n<p><strong>Buying soon?&nbsp;<\/strong><a href=\"https:\/\/www.morty.com\/resources\/mortgage-101\/how-much-house-can-i-afford\">Consider your overall financial situation<\/a>&nbsp;and not just short-term interest rate movements. While rates&nbsp;<em>have<\/em>&nbsp;increased, they haven\u2019t risen to levels that should make them the driving force in your decision.<\/p>\n\n\n\n<p><strong>Buying but haven\u2019t locked your rate?&nbsp;<\/strong>Talk to your mortgage lender or broker to understand what your options are for protection against a volatile and rising rate environment. They might include:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>To-be-determined (TBD) mortgages<\/strong>&nbsp;\u2013 A loan program that allows you to lock a rate and\/or&nbsp;<a href=\"https:\/\/www.forbes.com\/sites\/taramastroeni\/2018\/08\/13\/what-is-pre-underwriting-is-it-worth-the-effort\/?sh=2130d04650d2\">begin underwriting before you are in contract<\/a>.&nbsp;<\/li>\n\n\n\n<li><a href=\"https:\/\/www.thebalance.com\/what-does-it-mean-to-lock-or-float-your-mortgage-rate-4173227\"><strong>Float-down options<\/strong><\/a>&nbsp;\u2013 a provision that allows buyers to take advantage of lower rates after locking their mortgage, but prior to their closing.&nbsp;<\/li>\n<\/ul>\n<\/div>\n\n\n\n<div style=\"background-color:#fcf6f0\" class=\"wp-block-genesis-blocks-gb-container gb-block-container\"><div class=\"gb-container-inside\"><div class=\"gb-container-content\">\n<div style=\"height:20px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<div class=\"wp-block-columns is-layout-flex wp-container-core-columns-is-layout-1 wp-block-columns-is-layout-flex\">\n<div class=\"wp-block-column is-layout-flow wp-block-column-is-layout-flow\"><\/div>\n\n\n\n<div class=\"wp-block-column is-layout-flow wp-block-column-is-layout-flow\" style=\"flex-basis:90%\">\n<p class=\"has-text-align-center has-black-color has-text-color has-normal-font-size\" style=\"line-height:1.4\"><strong>Not sure what to do?<\/strong> We can help! Interest rate swings have reached a fever pitch over the past month as the uncertainty around the&nbsp;<a href=\"https:\/\/www.atlanticcouncil.org\/blogs\/econographics\/what-about-inflation-and-the-russia-ukraine-crisis\/\">crisis in Ukraine and inflation persist<\/a>. That (on top of&nbsp;<a href=\"https:\/\/www.cnbc.com\/2022\/03\/17\/us-jobless-claims-.html\">a tight labor market<\/a>) has created a push-and-pull effect that is reflected in mortgage rates continuing to bounce up, then down, then up again\u2026&nbsp;&nbsp;<\/p>\n\n\n\n<p>And then there\u2019s the Federal Reserve (Fed),&nbsp;<a href=\"https:\/\/www.forbes.com\/sites\/sergeiklebnikov\/2022\/03\/16\/federal-reserves-long-awaited-rate-hike-is-here-powell-announces-025-increase\/?sh=35d073ca5306\">which raised the federal funds rate (the rate that sets borrowing costs) a quarter-point<\/a>&nbsp;and is projecting additional rate increases throughout the year. That means higher borrowing costs for you \u2013 but it should also help to curb inflation. The Fed\u2019s guidance should also help stamp out some of the volatility we\u2019ve been seeing.&nbsp;&nbsp;<\/p>\n\n\n\n<p>But it\u2019s important to remember that while the market might be volatile, it\u2019s forward-looking&nbsp;<strong>\u2013&nbsp;<\/strong>which means that current rates reflect where things are headed more than any single perspective can.<\/p>\n<\/div>\n\n\n\n<p class=\"has-text-align-center has-background has-normal-font-size\" style=\"background-color:#fcf6f0\"><strong>Pro tip:<\/strong><br>A volatile market is when the value of a&nbsp;<a href=\"https:\/\/www.morty.com\/get-started\/mortgage\">mortgage marketplace like Morty<\/a>&nbsp;really shines.
