Additionally, Morty has expanded its coverage to offer loans in a total of 44 states.&nbsp;&nbsp;<\/p>\n\n\n\n<div style=\"height:20px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>More loan types for different homebuyers&nbsp;<\/strong><\/h2>\n\n\n\n<ul class=\"wp-block-list\">\n<li><a href=\"https:\/\/www.morty.com\/resources\/mortgage-101\/what-is-a-jumbo-mortgage\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>Jumbo Loans<\/strong><\/a> \u2013 If your loan is above a certain limit ($647,200 for most U.S. counties in 2022), you will need a jumbo loan. This \u201cconventional conforming loan limit\u201d is set by the Federal Housing Finance Agency (FHFA).&nbsp;<br><br>Jumbo loans can be used to finance a wide variety of home types including primary residences, vacation homes and investment properties. As home prices rise,&nbsp;so have the number of jumbo loans, which <a href=\"https:\/\/www.corelogic.com\/intelligence\/jumbo-mortgages-reach-highest-dollar-volume-since-2005\/\" target=\"_blank\" rel=\"noreferrer noopener\">doubled in volume from 2020 to 2021<\/a>.<\/li>\n<\/ul>\n\n\n\n<ul class=\"wp-block-list\">\n<li><a href=\"https:\/\/www.morty.com\/resources\/mortgage-101\/vacation-home-investment-property-mortgages\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>Investment Property Loans<\/strong><\/a> \u2013 You have an investment property when you purchase a home for the purposes of generating income. This includes any property you plan to improve and then quickly sell, or a property you intend to rent out while its value rises.<br><br>Lenders have stricter underwriting requirements for investment property loans compared to loans for primary residences.<\/li>\n<\/ul>\n\n\n\n<div style=\"height:20px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Expanding our coverage&nbsp;<\/strong><\/h2>\n\n\n\n<p>Morty has launched in nine new states in the past year alone, including Texas.
