But there\u2019s no question that challenges remain for buyers and sellers, and positive inflation news won\u2019t change that overnight.<\/p>\n\n\n\n<p>We\u2019re still seeing buyers questioning whether now is&nbsp;the&nbsp;right time to step into&nbsp;the&nbsp;market, bringing us to today\u2019s question: Should you rent or buy?&nbsp;<a href=\"https:\/\/www.nytimes.com\/2022\/07\/11\/business\/economy\/rent-inflation-interest-rates.html\" target=\"_blank\" rel=\"noreferrer noopener\">Rents have risen significantly in many cities<\/a>, along with home prices and mortgage rates. But high rates don\u2019t automatically make it a bad time to buy.<\/p>\n\n\n\n<p>While there\u2019s plenty of factors to consider, we\u2019ve outlined three major ones below when making&nbsp;the&nbsp;decision of whether to rent or buy.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">To rent or buy?<\/h2>\n\n\n\n<p>Like any potential home purchase decision, it\u2019s important to have a strong understanding of your own finances and what you can realistically afford. You can start by looking at&nbsp;<a href=\"https:\/\/www.nytimes.com\/interactive\/2014\/upshot\/buy-rent-calculator.html\" target=\"_blank\" rel=\"noreferrer noopener\">calculators like this<\/a>&nbsp;to understand, high-level, what&nbsp;the&nbsp;equation looks like. Here are three to consider beyond your monthly down payment and rent.<\/p>\n\n\n\n<p><strong>1. Location matters \u2013 a lot:&nbsp;<\/strong>While interest rates don\u2019t vary widely between different locations, home prices and rents do. Inventory levels and&nbsp;the&nbsp;amount of competition among homebuyers in your market may also play a factor here.<\/p>\n\n\n\n<p><strong>2. Timeline is everything:&nbsp;<\/strong>While you can\u2019t time&nbsp;the&nbsp;market, your own timeline means everything. How long you plan to be in your next home should be a significant factor in your decision to buy or rent.<\/p>\n\n\n\n<p><strong>3. Stability or flexibility:&nbsp;<\/strong>For those who value stability \u2013 putting down roots, building equity in a home etc. \u2013 homeownership can give you that. For those who prefer more flexibility to change jobs or move, renting may be a better option.
